Notice is hereby given that the Zoning Hearing Board under “The Upper Darby Ordinance of 2010” will hold a regularly scheduled Public Hearing on Thursday January 24, 2019 at 7:00 P.M. in the Municipal Building, Council Room, Second Floor, located at 100 Garrett Road, Upper Darby, Pennsylvania. The Board will consider matters within its jurisdiction and will receive testimony from persons who would be affected by the Granting of these Applications for Special Exception, Variance or Appeal from the terms of the aforesaid ordinances.

11-1 of 18: Application of Napoleon N. Blamon for a Variance for relief from Article III, Section 301 which prohibits more than one primary use per lot to allow a church in rear of property in addition to current use as a truck repair shop and Variance from Article VIII for minimum off-street parking requirements and Special Exception for religious assembly use; situate 242 Pembroke Avenue, Lansdowne, PA 19050. C-4 Commercial Industrial District, 7th District, 1st Precinct.

1-1 of 19: Application of Gregory Devlin for Variance for relief from Article III, Section 301 to legalize an existing basement apartment which is not a use permitted by right in the R-3 Residential Zoning District and Variance from Article VIII, Section 801-A for relief from off-street parking requirements: situate 29 South Lynn Blvd., Upper Darby, PA 19082. R-3 Residential Zoning District, 4th District, 10th Precinct.

1-2 of 19: Application of 41 S. Union Ave., LLC for Variance for relief from Article V, Section 501 to allow a Self-Storage facility with 80-foot front yard setback where 100 feet are required. It should be noted that existing building(s) on the subject parcel currently have zero- foot setback in several locations and Variance to permit an Impervious Coverage of 73.3% on Lot 2 where 70% is required. It should also be noted that the existing Impervious Coverage for the existing overall lot is 84.3%. Also Variance for relief from Article VIII, Section 801 for proposed Lot 1 to permit 10 parking spaces in lieu of the 37 required by code and relief from Section 802.B which requires a minimum of 1 loading space for all uses except wholesale establishments and light industrial establishments in which case 1 space shall be required for every 10,000 square feet of gross floor area. Based on the proposed self-storage use, identifying a dedicated loading space within the gated customer area is not necessary. All other existing non-conformities associated with the existing use on Lot 2 are to remain unchanged by the proposed improvements. All other relief not hereby specifically stated but otherwise deemed necessary by the Township for the proposed use; situate 20 S. Union Avenue (aka 41 S. Union Ave.), Lansdowne, PA 19050. C-4 Commercial Industrial District, 7th District, 1st Precinct.

1-3 of 19: Application of Lisha Morancie for a Variance for relief from Article IV, Section 401 for relief from front yard setback requirements to construct a two story home addition; situate 30 Pilgrim Lane, Drexel Hill, PA 19026. R-1 Residential District, 1st District, 1st Precinct.
